Our recently completed Republic project at Hall Street, Spotswood, delivered in collaboration with returning client Incore Developments, is a testament to that approach. Transforming a once-industrial site into a vibrant, modern precinct designed for the future of business was a challenge that Corplex delivered fully.

Set on a 10,600m² site, Republic is more than a collection of buildings, it’s a story of renewal. For decades, this address was home to light industrial workshops and manufacturing spaces that powered Melbourne’s western suburbs. Today, it stands as a contemporary mixed-use hub that celebrates its heritage while embracing forward-thinking design and functionality.

The completed development comprises five architecturally designed buildings, delivering a total building area of 6,900m² and 36 flexible tenancies across warehouse, office, retail and hospitality spaces. The 5,000m² of warehouse space supports light industrial and logistics operations, while 1,700m² of office accommodation offers modern, adaptable work environments built for collaboration and innovation. Completing the mix is a 200m² café, serving as a social anchor that brings tenants, visitors, and the local community together.

A defining feature of the project is the meticulous restoration of the site’s original brick façade, a striking architectural statement that connects Republic to its industrial roots. This balance of heritage and modernity creates a truly distinctive presence on Hall Street, reinforcing the site’s story while providing a contemporary foundation for new enterprises.
