At Corplex, we’re proud to be partnering with Roomia on the delivery of a new, purpose-built self-storage facility in South Morang; a contemporary, highly efficient development designed to support the growing storage needs of Melbourne’s northern corridor. Thoughtfully planned and future-focused, this project reflects Storage Investments Australia’s commitment to providing secure, flexible and customer-centric storage solutions at scale.

The development is located on a 6,600m² site and will deliver a total gross floor area of 10,500m² across three levels, achieving an impressive net lettable area of 7,900m² and an overall NLA yield of 75%. This high-efficiency outcome has been carefully engineered to maximise storage capacity while maintaining clear circulation, strong visual presence and ease of use for customers.

Internally, the facility is arranged over a ground floor and two upper levels, with each floor optimised to accommodate a broad mix of storage unit sizes. This flexibility enables Roomia to cater to a wide range of users, from residential customers seeking compact storage to commercial clients requiring larger, easily accessible units. Wide internal corridors, durable finishes and roller shutter doors have all been incorporated to support daily operational efficiency and long-term durability.

At ground level, customer experience and operational flow are prioritised through intuitive vehicle access, secure entry points and a well-considered layout that supports smooth loading and unloading. A series of canopies and covered zones further enhance usability, offering protection from the elements and reinforcing the facility’s all-weather functionality.

Roomia South Morang Sets a New Benchmark for High-Efficiency Self-Storage in Melbourne’s North

Sustainability and future readiness are embedded throughout the design. The project includes EV charging infrastructure provisions, a 5kL rainwater tank, rain gardens and landscaped areas totalling 800m², contributing to both environmental performance and streetscape quality. Provision has also been made for a future 30kW solar panel system, ensuring the facility can adapt as Roomia’s sustainability initiatives continue to evolve.

Externally, the architecture balances robust industrial materials with a refined, contemporary aesthetic. Precast concrete panels, articulated facades and integrated signage deliver strong brand presence along Danaher Drive, while controlled lighting levels and secure fencing ensure safety and compliance without compromising visual appeal.
