Built for a New Breed of Pet Food
At Corplex, we’re proud to be delivering a new purpose-built facility for AuOro Developments in Cranbourne West, with Lyka set to occupy the development as its tenant. Designed around the specialised requirements of a growing fresh pet food business, the project will provide Lyka with the space and infrastructure to support its operations, fulfilment and continued growth.
Set across a 17,500m² site, the development will deliver 10,800m² of total building area, bringing together substantial warehouse space, dedicated storage areas, integrated offices and supporting canopy space within one highly functional facility.
At the centre of the development is an 8,600m² warehouse, providing the scale required to support Lyka’s storage, handling and distribution operations. As a business producing fresh, nutritionally complete dog food and delivering directly to customers, Lyka operates a specialised supply chain where efficient product movement, temperature management and fulfilment are critical.

Unleashing Lyka’s Next Stage of Growth
The facility has been designed with these operational requirements in mind, creating an environment capable of supporting the movement of Lyka’s products from storage through to dispatch. Dedicated areas throughout the building will help streamline workflows while providing the capacity required as the business continues to grow its customer base and distribution network.
A further 400m² of dedicated storage area complements the main warehouse, providing additional space to support the operational requirements of the facility. The development also incorporates 1,100m² of canopy space, creating covered areas that support efficient loading, unloading and vehicle movements while maintaining connectivity with the warehouse.
Integrated into the facility is 500m² of office space, providing a dedicated environment for Lyka’s administration, management and operational teams. Positioned alongside the primary warehouse functions, the office component creates a strong connection between the people managing the operation and the activity occurring throughout the facility.
